Germany: Aldi's great potential for store project business developments

Discount Retail Chain Aldi Süd (German family owned) is making progress in modernising and expanding retail locations, while current conditions are slowing down on construction projects nationswide.


At Expo Real 2023 in Munich (the German real estate exhibition), the local supplier is looking for further partners for the joint development of branches and mixed-use properties.


40 apartments in Pforzheim, 60 apartments in Nuremberg, 115 in Waldbronn near Karlsruhe and 200 places for students in Landau an der Pfalz: new stores are currently being built at numerous locations in the ALDI SOUTH area in combination with additional living space.


Elsewhere, the mix of uses includes premises for day-care centres or housing projects, offices as well as areas for the public, restaurants, retail, underground car parks and various mobility stations, which is always tailored to local requirements. Among other things, a construction project in Cologne provides rehearsal rooms for local bands.


Restructuring of the business unit bears first fruits Around two years ago, ALDI SÜD initiated the realignment of its real estate division. The discounter pooled its previously exclusively regional real estate expertise and also specialized in sophisticated project developments in urban areas. Since then, a variety of mixed-use concepts have emerged in which ALDI SÜD is involved as owner or project partner. Despite inflation and increases in construction costs, the first major construction projects will be completed on schedule next year. Many more are in the planning or approval stages.

With its real estate expertise, the local supplier creates added value for customers, residents and project partners. "The restructuring of our business unit is starting to bear fruit. We are developing stores for modern shopping and strengthening local infrastructure," says Jan Riemann, Group Director Real Estate at ALDI SOUTH. "Many cities and municipalities want housing. We have already created around 600 apartments, and another 500 are being created through the ongoing construction projects alone. We see great potential for a wide range of possible uses at our locations – this is one of the reasons why we are looking for partners at EXPO REAL."

At Expo Real 2023, ALDI SOUTH is once again seeking proximity to regional partners and is therefore represented at a total of six stands.
